Wanting Property (Saint Joseph Missouri)

Would be interested in a structure that is damaged or abandoned in the Saint Joe or Savannah area.
Specifically, something that is a minimum of 504 sq.
ft.
or area measuring 18 x 28.
with utilities would be great.
Would entertain a 16 x 70 mobile home, damaged, on a private lot.
Would also consider anything on a private lot like an old barn or closed abandoned church building.
I am a retired Minister needing to supplement my income.
The property will be used for my personal use and ministry.
Depending on what condition the property is in will determine what we are willing to negotiate on price.
Would be willing to pay off back taxes you might owe, for ownership of said property.
We prefer structures in need of repair because I am a retired carpenter that is able to make repairs.
But realistically and truthfully, I'm only interested in pennies on the dollar purchase because of what it will take to repair.
